| Much of the grounds are open lawns providing plenty of space for children to play and run about, including a flat area at the front of the house for badminton and football. The pool is regularly maintained by our local caretaker and it has a child-safe protective cover which conforms to the new French safety regulations. |

| The pool measures 11.5m x 5.5m with Roman steps at one end. The water at the shallow end has a depth of 1m going down to a depth of 1.85m at the deep end. Snooze in the sun after a refreshing dip in the water, or relax on the covered terrace next to the farmhouse - just the place for a shady, lazy lunch! In addition to the covered terrace, the farmhouse has a small terrace at the front of the building. Enjoy coffee and croissants in the early morning sun, or just sit quietly away from it all admiring the truly delightful views. |

| The gardens, grounds and countryside beyond Bas d’Avant are bursting with local flora and fauna - owls nest in the trees, birds of prey hover over the fields, deer wander amongst the vines and swallows swoop over the pool.
